About Short Sales in the San Bernardino & Riverside Counties :

A short sale is good for the bank and good for the borrower, while a foreclosure is usually bad for both. The bank allows the home to be sold for the "current" value ("short" of the loan amount), and agrees to accept the proceeds in "complete satisfaction" of the loan. Because the buyer usually pays more for an occupied home in good condition, the bank recovers more of its money and saves the time and expense a foreclosure would take, and the seller’s reputation and credit are saved as well.

Banks don’t like taking losses. When we prove the true market value, and that we can sell to a qualified buyer in a fraction of the time a foreclosure would take, the banks will cooperate. "Time is money" applies to all parties.

After we receive an offer, the bank will begin discussions. We usually do a Broker price opinion to reflect the actual value, knowing the bank or buyer’s new lender will order an appraisal for the same purpose. We then work together to agree on the sale price and terms. When all of this is agreed upon, we then work to close the sale quickly. No proceeds can go to the sellers, but their credit is "saved" and they can buy another house sooner, often in as little as one year.
